Get the honest answerA roof fails in two ways: the covering wears out, or the fixings and felt underneath do. When nails rust through, tiles start slipping one at a time, each one a £150 to £450 callout. When the felt perishes, every future leak has a free run into your loft. At that point every repair is buying months, not years.
The maths usually settles it. Three or four repairs a year is £600 to £1,800 annually on a roof that still leaks. Spread a £7,000 re-roof over the 40 plus years a new covering lasts and it is under £200 a year, with none of the ceiling stains in between.
The old covering comes off in sections, new breathable underlay and treated battens go down, and the new tiles or slates go on with ridge and verge work finished to current standards. Whatever is open at the end of each day is sheeted down watertight. Old materials are disposed of as part of the job, and anything with salvage value gets flagged to you first.

Usually not for like-for-like re-roofing. Conservation areas and listed buildings are the exception, where the council may require matching materials. We flag it before you commit if your property is affected.
