Tonbridge is our home patch and the housing stock here shapes the work. The roads around the station and towards the High Street are lined with Victorian terraces, most originally roofed in slate, many since re-covered in concrete tile. North Tonbridge, out towards Shipbourne Road, is classic 1930s semi territory: hipped roofs, concrete or clay tiles, and bay windows with their own small roofs that fail long before the main one does.
Moss. Tonbridge is a green town and pays for it in moss. Tree cover keeps roofs shaded and damp, and north-facing slopes carpet over within a few years of cleaning. Moss holds water against the tiles through winter frost cycles and slides into gutters in clumps. A scrape and treatment runs £400 to £800 and is the most common job we book here.
Slipped tiles on older terraces. The Victorian terraces near the station are at the age where fixings, not tiles, are the weak point. Nails rust through and tiles slip one at a time. Each repair is £150 to £450, and when the same roof needs one every winter it is usually nail sickness, at which point the honest conversation is about a re-roof.
Bay window and porch roofs. The small flat and lean-to roofs over bays rot quietly. They are cheap to redo properly, typically a few hundred pounds in felt or EPDM, and catching them early saves the bay's timber frame underneath.
Gutters near the Medway. Parts of town sit in the River Medway's flood zone, and saturated ground plus overflowing gutters is a bad combination for brickwork and footings. Keeping gutters clear and falls correct matters more here than most places. A gutter clean is £80 to £180; replacement in uPVC £600 to £1,000 on a typical semi.
Clay peg tiles on the older cottages. Around the fringes of town and out towards Hadlow, older cottages carry Kent peg tiles. Repairs need reclaimed tiles to match, which cost more but keep the roof looking as it should. We say so in the quote rather than substituting something that jars.
